    The Villas at Rancho Valencia (Project) is classified by state legislation as a vacation ownership or timeshare project. The Project and the Spa at Rancho Valencia (Spa) are proposed developments, which do not yet exist. There is no assurance of development or that the Project or the Spa will be developed as depicted in this advertising. The Project is intended to consist of 96 fractional interests, which interests are coupled with the right to use and occupy a unit for 28 days each year plus additional time on a first-come, first-served, space available basis, subject to the Reservation Policies and Procedures for the Project. The owner of the Spa, Rancho Valencia Fitness and Tennis Facilities and Pool, Restaurant at Rancho Valencia, valet service, room service and concierge services, RVR Partners, sets the fees and conditions of use for each of these facilities and services. The roads surrounding the Project are all-weather asphalt surfaces, and are operated and maintained by RVR Partners.
