The Villas at Rancho Valencia are a Private Residence Club consisting of twelve spacious, luxuriously appointed three-bedroom Villas with in-ground jetted spas, a private Owners' clubhouse and outdoor pool and access to all of Rancho Valencia Resort and Spa's amenities and services. The Villas are located within the Rancho Valencia Resort in Rancho Santa Fe, California.
Fully Deeded Real Estate
Each Owner receives a fee simple undivided 1/8th deeded interest in the Villas. Deeded Ownership provides the utmost flexibility and security. There is no better way to provide your family the treasured memories of the Rancho Valencia lifestyle. Ownership in the Villas is a real estate asset, with the opportunity to create a family legacy by being able to will it to your children or whomever you choose. An Ownership interest can be mortgaged or resold just like any other luxury vacation home. Each Owner will also receive an American Land Title Association (ALTA) title insurance policy issued by First American Title Company.
Abundant and Flexible Usage
Owners, their immediate family, and designated guests can stay as often as they wish, subject to the Villas' Reservations Policies and Procedures. Owners have the flexibility of reserving a Villa well in advance or as a last-minute getaway vacation. Each year, Owners may reserve up to 28 days of Planned Vacations along with significant additional Space-Available and Short-Notice Vacation opportunities, subject to the Reservations Policies and Procedures. Some Owners will use their Villa more than others. Owners can also reserve more than one Villa at a time. With only eight Owners per Villa and Owner access to all 12 Villas, Owners are provided with abundant and flexible use options.

Yes. The Villas offers an exchange program with The Registry Collection, with properties located throughout the United States as well as in Canada, Italy, Mexico, Portugal and South Africa.
No. To provide more availability and flexibility, Owners have equal access to all Villas. Villas are similarly furnished and feature spacious floor plans, luxury appointments, and impeccable detailing. Owners may request a specific Villa, and this request will be granted when possible, according to the Reservations Policies and Procedures.
Owners may invite guests on an accompanied or unaccompanied basis subject to the Reservation Policies and Procedures.
Yes. The Villas provide a secure, climate-controlled area on site for Owners to store their clothing and personal items.
The Villas documents strictly limit the number of Owner interests to no more than eight per Villa. Owners may purchase multiple interests if desired.

The Villas at Rancho Valencia Owners Association, Inc. (Owners Association) controls the affairs of the Villas. Each Owner will be a member of the Owners Association, and the member-elected Board of Directors of the Owners Association will control the affairs of the Villas, including the establishment of the annual Villas operating budget.
The Monthly Ownership Fees cover the typical costs of maintenance, professional management and operations of all the Villas facilities and amenities. These fees provide funds for staff salaries, supplies, interior maintenance, exterior maintenance, landscaping, window washing, trash removal, legal and accounting fees, fuel, utilities, insurance, cable TV, telephone service, Internet service, and a substantial reserve fund for necessary replacements of Villa furniture and finishes.
Yes. A corporation, partnership, or LLC can own an interest in a Villa. The legal entity of the interest annually identifies one person to be the Principal Owner with all the rights and privileges of Ownership.
